With the Alkhayma Medina project, Life Smart Home has imagined a unique space, combining commercial function, hospitality and bespoke architecture, right in the heart of Marrakech's medina. The three-storey building has been completely redesigned to create a welcoming, cost-effective and technically sound space.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

Initially intended as a simple restaurant, this property was transformed into a multifunctional project thanks to our strategic support:<\/p>

First floor: restaurant overlooking central patio<\/p>

Second floor: guest house with 5 bedrooms, all with en suite bathrooms, and an elegant communal lounge.<\/p>

Basement: professional catering laboratory, fitted out to hygiene standards<\/p>

Mezzanine (half 150 m\u00b2): housing an office and a quiet prayer room, creating additional functional space<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

This hybrid concept has enabled us to optimize the available surface area and diversify revenues, by targeting several customer segments (tourism, catering, long or short-stay accommodation).<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

Advanced techniques & regulatory challenges<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

The project involved complete demolition of the interior, structural reinforcement of the walls, and reconstruction of the slabs on all three levels. The major challenge was to obtain the necessary permits to operate both a guest house and a restaurant in the same building.<\/p>

To achieve this, we integrated a central patio visible from the first floor, guaranteeing abundant natural light and meeting the regulatory requirements of a tourist accommodation establishment.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

The creation of the basement required specific damp-proofing and waterproofing work. A complete waterproofing membrane was installed to ensure lasting protection of the walls. Anti-humidity solutions were implemented to preserve the healthiness of the space, essential for food use.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

Vertical and horizontal circulation were optimized, as were the decorative choices, which blend modernity and local spirit. Techniques avanc\u00e9es & d\u00e9fis r\u00e9glementaires Le chantier a n\u00e9cessit\u00e9 une d\u00e9molition compl\u00e8te de l\u2019int\u00e9rieur, le renforcement structurel des murs, ainsi que la reconstruction des dalles sur les trois niveaux. Le d\u00e9fi majeur \u00e9tait d\u2019obtenir les autorisations n\u00e9cessaires pour exploiter \u00e0 la fois une maison d\u2019h\u00f4tes et un restaurant dans un m\u00eame immeuble. Pour cela, nous avons int\u00e9gr\u00e9 un patio central visible depuis le rez-de-chauss\u00e9e, garantissant une lumi\u00e8re naturelle abondante et r\u00e9pondant aux exigences r\u00e9glementaires d\u2019un \u00e9tablissement d\u2019h\u00e9bergement touristique. Un travail en profondeur sur le sous-sol La cr\u00e9ation du sous-sol a exig\u00e9 des travaux sp\u00e9cifiques de traitement de l\u2019humidit\u00e9 et d\u2019\u00e9tanch\u00e9it\u00e9. Un voile d\u2019\u00e9tanch\u00e9it\u00e9 complet a \u00e9t\u00e9 pos\u00e9 afin de garantir la protection durable des murs. Des solutions contre l\u2019humidit\u00e9 ont \u00e9t\u00e9 mises en \u0153uvre pour pr\u00e9server la salubrit\u00e9 de l\u2019espace, essentiel dans le cadre d\u2019un usage alimentaire.
